Using a combination of a householder planning application and permitted development rights, BPB secured planning for a small rear/side extension and large dormer to a Victorian terrace in Bristol. The dormer works being planned for a second phase.
The proposed works replaced a typical Victorian galley kitchen and ground floor bathroom with a large open plan dining and kitchen space, that opened up on to the rear garden.
A new utility and downstairs toilet were located at the darkest part of the house and close to the stairs, separating the front living and rear dining / kitchen and using an otherwise dark space. A fire-rated screen was then installed to bring borrowed light to the hallway and stairs in this area.
At first floor level the rear outrigger bedroom was converted to a large bathroom, with plans to regain the lost bedroom with a new master bedroom, ensuite and office within the dormer.
