Approach

All projects start with understanding the client brief and the site. Through an understanding of the site’s context and opportunities we seek to provide a solution that will enhance the site, its surroundings, and the client’s experience.

For many of our residential clients this is their first experience of construction and development and working with them and guiding them through the process is essential to ensure they feel involved, listened to, and part of the process.  This collaboration results in a better design as we get to know the client, their aspirations, and priorities. Each solution is unique to them.

For commercial clients, we can lead a team of consultants through the planning and construction process and seek to bring our experience and clarity to the construction process.

All projects follow the Royal Institute of British Architects (RIBA) Plan of Work 2020 that are:

Stages of your project

Stage 0/1 – Preparation and Brief

A first meeting with the client, ideally at the site, to discuss client aspirations, timescale and indicative budget.

Following this meeting we will provide a fee proposal based on this meeting, a review of planning policy and context.

This fee proposal will be set out according to the following stages and will identify planning options (if required), consultants, and any other relevant issues i.e. party wall, drainage, ecological, etc.

Stage 2 – Concept Design

Following appointment, we will provide a series of design options that will seek to meet the aspirations of the client as well as illustrate alternative opportunities.

A design meeting with the client will then review these options and select a preferred option, develop an alternative option, or combine options to create a preferred option.

Subject to the nature of the work a planning pre-application enquiry may be recommended.

Stage 3 – Developed Design

Taking the preferred option we will develop the concept design, adding more detail, exploring materiality, and working with consultants to submit a planning application.

Stage 4 – Technical Design

Upon receipt of planning approval, we will prepare the technical drawings and specifications used for contractors’ pricing. Working closely with a structural engineer, energy assessor, supplier, contractor, or other consultants to ensure the design is structurally sound, buildable and achieves the desired aesthetics.

We will work with the client to review tender returns and help them select a preferred contractor.

Stage 5 – Construction

Our involvement at the constructions stage will vary depending on the project and contractor. This can be as little as a phone call, as a contract administrator, design architect for the contract or client, or as the employer’s agent. In each role we seek to ensure both parties act responsibly to the contract in order to meet their obligations.

Stage 6/7 – Handover and Close out

Subject to appointment we will assist with defect inspection, practical completion of the project, and work with the client and contractor until the close of the defect period.
