How does the design process work?

One of the questions we’re often asked is: How does the design process work, and what are the key phases of a typical project?

This is a great question, and it comes up a lot. For residential clients, we aim to keep things simple by following four or five key stages. By moving through these stages in a logical, step-by-step manner, we ensure the process remains clear and manageable, preventing information overload.

If you’d like to explore this in more detail, it aligns closely with the RIBA Work Stages, which we follow for projects big and small.

Stage 1 – Gathering Existing Information

This is the foundation of the project and, while not the most exciting stage for clients, it’s essential for us as architects. Just like a building relies on solid foundations, a well-prepared project relies on accurate information. At this stage, we produce existing drawings, locate drainage systems, and pull together all the key details needed to move forward.

Stage 2 – Concept Design

This is where an architect adds the most value to your project. We develop three or four design options that all meet your brief in different ways:

  • Option A – The most cost-effective way to achieve your goals with minimal changes.
  • Options B & C – More creative approaches, exploring different layouts, roof designs, or spatial arrangements while still working within your brief.
  • Option D – A more ambitious design that really pushes the boundaries of what’s possible.

None of these options will be perfect on their own—they’re intended as a starting point. We’ll sit down with you to discuss the pros and cons of each, refining the design into a solution that balances your budget, vision, and site potential.

Stage 3 – Planning Permission

Once the design is finalised, we submit the necessary planning applications. Not all projects require planning permission, but when they do, this stage is about ensuring compliance with local planning policies and gaining approval.

Stage 4 – Technical Design & Building Regulations

This stage is all about detailed technical design. We refine the approved plans to specify:

  • Construction details – How the floors, walls, and roof are built.
  • Materials & finishes – The exact specifications of internal and external finishes.
  • Building regulations compliance – Ensuring the design meets all necessary regulations.

At the end of this stage, you’ll have a complete package that can be sent to contractors for accurate pricing.

Stage 5 – Construction

Once planning and technical design are complete, the project moves into the hands of a contractor, who will build your home or extension according to the agreed plans.
